May Brings a Modest Boost—But Buyers Still Hold the Advantage in Surrey & Cloverdale

After a quieter April, May brought a small but welcome lift to the Fraser Valley real estate market. In Surrey and Cloverdale, this translated to slightly more sales activity—though buyers remain firmly in the driver’s seat. Neighbourhoods like Clayton Heights, Fleetwood, and Panorama Ridge continue to see steady interest, but with so many listings available, buyers are taking their time. They're comparing options carefully, negotiating on price, and waiting for the right fit. Sellers are having to work harder to stand out, especially in a market where price sensitivity is high.Whether you're thinking of buying, selling, or just staying informed, it’s important to understand how the broader market shift is affecting local communities like Surrey and Cloverdale.

Homes priced appropriately for today’s market are selling, while sellers who aren’t in a rush are choosing to hold off or wait for better conditions.”

How This Is Playing Out in Surrey & Cloverdale
Surrey and Cloverdale continue to reflect regional trends:
- Detached listings are holding steady, with more breathing room for upsizers and first-time house hunters.
- Townhomes are slower to move unless they’re well-priced and in move-in ready condition.
- Condos in Surrey Central and Newton remain popular thanks to affordability and transit access.
- Sellers are having to rethink their pricing strategies to stay competitive in today’s slower-paced market.
